Typical ranges
For Montgomery County properties, mitigation costs generally land in these bands:
- Small single-room clean water loss: $1,200 – $3,500
- Multi-room clean water loss: $3,500 – $8,000
- Category 2 gray water with material removal: $5,000 – $12,000
- Category 3 sewage or flood loss: $10,000 – $25,000+
- Reconstruction after mitigation: priced separately
What drives the number
Square footage affected, water category, number of drying days, whether hardwood or specialty materials require mat systems, and how much demolition and reconstruction is needed. Delay is the biggest single cost multiplier.
What insurance typically covers
For a covered sudden loss, mitigation and reconstruction are generally paid less your deductible. Flood, long-term seepage and maintenance issues are the common exclusions to check in your policy before you need it.
