Fifteen gallons a day
In a humid Conroe August, an air handler can pull more than fifteen gallons of condensate out of the air daily. All of it is supposed to leave through a small PVC line that also happens to be an ideal home for algae.
How the ceiling gets wet
When the primary line clogs, water fills the secondary pan. If the pan is rusted through or the float switch has failed, it overflows into attic insulation and then through the sheetrock below.
Five minutes of annual maintenance
Flush the drain line with a cup of distilled vinegar each spring, confirm the float switch shuts the unit off, and check the secondary pan for rust. That is the entire prevention routine for a repair that regularly runs into the thousands.
